Job description

Nos encontramos en búsqueda de un Administrador de edificios que asegure el correcto funcionamiento, conservación y operatividad de los edificios e instalaciones bajo su responsabilidad, garantizando la ejecución eficiente del mantenimiento, servicios generales y atención oportuna a las incidencias, en coordinación con proveedores, personal técnico y otras áreas internas.

REQUISITOS:

  • Técnico o universitario de las carreras de Administración, Ingeniería Industrial, Arquitectura o afines
  • Mínimo 3 años de experiencia en gestión de mantenimiento y administración de edificaciones, servicios generales o supervisión de instalaciones

Conocimientos y competencias:

  • Conocimiento en administración de servicios de mantenimiento preventivo y correctivo.

  • Manejo de contratistas y proveedores de servicios generales.

  • Control de presupuestos operativos.

  • Conocimiento básico en sistemas eléctricos, sanitarios y de seguridad.

  • Manejo de herramientas ofimáticas y software de gestión de mantenimiento.

  • Organización y planificación.

  • Proactividad y orientación a resultados.

  • Buen manejo de relaciones interpersonales.

  • Capacidad de supervisión y liderazgo.

  • Resolución de problemas y toma de decisiones.

FUNCIONES:

  • Es responsable de organizar las actividades de mantenimiento en coordinación con el personal técnico y proveedores (Coordinar los plazos y ejecución de mantenimientos preventivos y correctivos, asegurar que se cumplan los tiempos y estándares establecidos)
  • Es responsable de supervisar los servicios generales contratados (Verificar la correcta prestación de servicios de limpieza, seguridad, jardinería y afines, reportar y dar seguimiento a cualquier incumplimiento o incidencia con el proveedor, mantener comunicación constante con los responsables de cada servicio)
  • Es responsable de gestionar y controlar el inventario de activos e insumos del edificio (Registrar y actualizar el inventario de mobiliario, equipos e insumos, reportar faltantes o deterioros de activos)
  • Es responsable de atender los requerimientos de otras áreas sobre necesidades del edificio (Coordinar con usuarios internos para solucionar incidencias en infraestructura o servicios, gestionar el soporte técnico adecuado)
  • Es responsable de realizar reportes y seguimiento de actividades del área (registrar y reportar incidentes, mantenimientos realizados y pendientes, generar informes periódicos sobre el estado de las instalaciones)
  • Es responsable de validar los servicios prestados por contratistas (comprobar que los servicios hayan sido realizados conforme a los términos del contrato, validar entregables o trabajos antes de su aprobación para pago)
  • Es responsable de la coordinación con finanzas y compras (compartir información clave sobre trabajos requeridos, presupuestos y contrataciones, realizar seguimiento a las órdenes de servicio o compras necesarias para su área)
  • Es responsable de la organización y control del personal bajo su dirección (definir y supervisar los horarios de trabajo de los agentes de seguridad, auxiliares de limpieza, técnico en mantenimiento de servicios generales y chofer administrativo, establecer y asignar las funciones
